MEMBERS WORKING TOGETHER

Our responsibilities to the members

The Park Lake at Parsons Condominium Association is responsible for the administration, operation, maintenance, and preservation of the condominium community. The Association works on behalf of all unit owners to maintain the common elements, manage Association finances, oversee vendors and contractors, maintain required insurance and records, and ensure that the community is operated in accordance with its governing documents and applicable Florida law.

The Association’s responsibilities are carried out primarily through its Board of Directors, management professionals, contractors, and other service providers. Board members have a fiduciary relationship to the unit owners and are required to perform their duties in good faith and in the interests of the Association.

The specific responsibilities of Park Lake at Parsons are determined by Florida law, the Declaration of Condominium, Articles of Incorporation, Bylaws, and Association rules. Certain responsibilities may be assigned to individual unit owners under the governing documents.

A Shared Responsibility

While the Association is responsible for the areas and functions assigned to it by law and the governing documents, unit owners also have important responsibilities concerning their individual units, guests, tenants, assessments, and compliance with community requirements.

Understanding where Association responsibilities end and individual owner responsibilities begin helps ensure that maintenance issues, repairs, requests, and community concerns are directed to the appropriate party.
